gross = sale_price * total_commission_percent. this_side = gross * side_share_percent. agent_pre_fee = this_side * brokerage_split_percent. agent_net = max(0, agent_pre_fee - brokerage_flat_fee).
Standard three-stage residential-brokerage commission flow. Universal in NAR-affiliated practice.
Public reference; the buyer-broker / listing agreement governs the actual splits.
Estimate. Lender governs final underwriting and rate / fee disclosure. Appraiser governs the appraised value. State law and the agency's program guidelines may impose stricter limits than the published thresholds.
